Dubai New Malls 2026: Every New Mall Opening This Year

Dubai is adding at least four new malls in 2026, alongside major expansions at two of the city’s biggest shopping destinations.

NAS Gardens Community Mall

Opening: August 2026.

This two-storey mall sits inside Meraas’ Nad Al Sheba Gardens development, a gated villa community about 10 minutes from Downtown Dubai.

Waitrose will be the anchor supermarket, operated under Spinneys’ UAE licence. Two popular local food brands — Kokoro Handroll Bar and Bake My Day — are confirmed in a permanent dual-concept space.

The mall will also include a nursery, health and fitness facilities, cafés, and restaurants. More brands are expected to be announced before launch. The mall is open to non-residents — you don’t need to live in the community to visit.

Sobha Mall

Opening: Second half of 2026.

Sobha Realty is investing AED 210 million in this 339,000-square-foot mall inside its flagship Sobha Hartland community in Mohammed Bin Rashid City.

The design features greenery, water features, a skylight roof for natural light, and solar panels. Expect a supermarket, gym, play courts, a soft play zone, and over 10 dining outlets covering different cuisines, plus 35 retail shops.

Le Meryeme Mall — Liwan

Opening: Second half of 2026.

This 113,674-square-foot mall by KeyMavens Group brings a Spanish-inspired design to Wadi Al Safa 2, one of Dubai’s growing residential corridors.

The mall will feature luxury retail shops, restaurants, cafés, green spaces, and a pool. The architecture focuses on natural light, open spaces, and indoor-outdoor flow.

Le Meryeme Mall — The Villa

Opening: Q2 2026.

The sister project to the Liwan mall, this 124,000-square-foot development also comes from KeyMavens Group and shares the same Spanish-inspired architectural language.

It will include retail stores, family-friendly dining, landscaped zones, a rooftop pool, and wellness spaces. The location in Wadi Al Safa 5 serves the nearby Villa community and surrounding residential clusters.

South Bay Mall

Opening: Date TBC.

Dubai South Properties’ first retail destination spans approximately 200,000 square feet across three levels, with panoramic lagoon views and open-air walkways.

The mall will house 60 retail units, two major stores, and a premium food hall, plus a clubhouse, gym, spa, and clinic. It’s designed as a lifestyle hub for the rapidly growing Dubai South area near Al Maktoum International Airport.

Major Expansions at Existing Malls

Two of Dubai’s biggest malls are also undergoing billion-dirham transformations that will reshape the shopping experience across the city.

Dubai Mall is adding 279 new luxury retail and dining outlets as part of a AED 1.5 billion investment by Emaar. A new section called The District — with 65 shops and restaurants near the Ice Rink — has already opened.

Mall of the Emirates is getting a AED 5 billion makeover that includes 100 new stores. Confirmed new arrivals include Primark, Kim Kardashian’s Skims, and Ulta Beauty. An outdoor food-and-drinks courtyard is planned for early 2027.

What’s Coming After 2026

Several major projects are in the pipeline but won’t open until 2028 or later.

Dubai Square at Dubai Creek Harbour is Emaar’s mega-scale “indoor city” concept — electric cars will be able to drive through it. Originally floated for 2026, it’s now expected around 2028.

Ghaf Woods Mall by Majid Al Futtaim will be a forest-integrated retail space within a AED 15.4 billion residential development along Sheikh Mohammed Bin Zayed Road. The community will feature 35,000 trees, but no specific opening date has been confirmed.

HAYAT Community Mall is part of Dubai South’s AED 2 billion wellness-focused development near Al Maktoum Airport. Construction begins Q2 2026, but the first phases aren’t expected until 2028.
